Airbnb ranks listings mainly on quality, popularity, price and location: good photos, ratings and reviews, quick replies, few cancellations, a fair price for the dates, and how often guests save, message and book you. Most of those are in your hands, which is good news: ranking follows good hosting.
Everything on this page comes from Airbnb's own explanation of how search works, plus practical steps for each factor. Airbnb also says its ranking evolves over time, so think of these as principles rather than a formula.
The four big factors
Airbnb says the quality, popularity, price and (for homes) location of a listing heavily influence how it appears in search.
1. Quality
Airbnb looks at:
- Photos and videos in your listing.
- Ratings and reviews from guests.
- Communication between you and guests.
- Customer service and cancellations.
- Amenities.
Airbnb says higher-quality listings with better ratings and reviews tend to rank higher.
2. Popularity
How guests react to your listing: how often it's saved to wishlists, how often it's booked, and how often guests message you. More popular listings tend to rank higher.
3. Price
Airbnb compares your total price with comparable listings in your area for the guest's dates. Listings priced below comparable ones tend to rank higher. Note that it's the total for the stay that counts, so fees matter too.
4. Location
For homes, listings in places guests like to stay tend to rank higher. You can't move your home, but you can describe its location well: what's nearby, how far the beach or station is, what the neighbourhood is like.
The Superhost criteria count too
Airbnb says that for homes, the algorithm considers the Superhost criteria: host cancellations, responsiveness, and ratings and reviews. You don't need the badge for these to help, but working towards it improves exactly what search looks at. See Airbnb Superhost requirements, simply.
Responsiveness and Instant Book
For listings guests can't book instantly, Airbnb looks at how quickly you respond to enquiries and how often you decline requests to book. Airbnb also says instantly bookable listings may rank higher.
Variety
Airbnb's search also encourages variety: different hosts, different kinds of homes, different prices. So even a strong listing won't appear at the top of every search, and that's by design.
What you can do, factor by factor
Photos and description
- Bright, wide, real photos. Daylight, every room, the view, the outdoor space. Airbnb says great photos and videos improve engagement, which can improve ranking.
- A cover photo that sells the stay, not the bathroom.
- A complete description: who the home is perfect for, what's nearby, what makes it different.
- Amenities ticked accurately. Guests filter by amenities; if you have a pool, parking or a workspace, make sure it's listed.
Reviews and ratings
More reviews from happy guests lift both quality and popularity. The steps that work: a smooth check-in, a "settled in?" message on day one, and a personal review request on checkout day. See how to get more Airbnb reviews and the check-in message every guest needs.
Responsiveness
- Answer every enquiry and booking request within hours, not days.
- Use quick replies for common questions.
- If you can, turn on Instant Book.
Cancellations
Avoid cancelling confirmed bookings. The most common cause is a double booking, so sync your calendars if you're on more than one platform.
Price for the dates
Look at comparable homes near you for the same dates, not just your usual price. Weekends, events and holidays move demand; a price that's right on a Tuesday may be too high or too low on a festival weekend. See pricing for festivals and long weekends.
Availability and flexibility
Airbnb lists availability among the things hosts can do: more open dates and more flexibility on stay length help. Check that your minimum nights and blocked dates aren't hiding your home from searches you'd happily accept.
What you don't control
- The guest's search: dates, filters, number of guests and their own preferences.
- Personalisation: Airbnb also tailors results to the guest.
- Variety: Airbnb mixes in different kinds of listings on purpose.
- Your location, beyond describing it well.
A quick ranking checklist
- Are my photos bright, current and complete, with a strong cover photo?
- Is my description complete, with nearby places and who the home suits?
- Are all my amenities ticked?
- Do I reply to enquiries within a few hours?
- Is Instant Book on, or am I fast to accept or decline?
- Have I cancelled any booking this year?
- Is my rating where I want it, and am I getting a review from most guests?
- Is my price right for these specific dates compared with nearby homes?
- Are my minimum nights and blocked dates as open as I can make them?
